What we produce
- Liability certificates
- Standard ACORD 25 certificates to existing and new holders.
- Renewal re-issues
- When a policy renews, every holder from last term gets an updated certificate in one batch.
- Home evidence for lenders
- Evidence of property (ACORD 27) to the mortgage company, with the mortgagee clause and loan number, and a paid receipt when the lender asks for one.
- Vehicle and equipment evidence
- ACORD 23 certificates and ID cards for lienholders, lease companies and dealers, checked against the vehicle or equipment and the coverage on the policy.
- Commercial property
- Evidence of commercial property (ACORD 28) for lenders, and certificates of property (ACORD 24) for landlords and others.
- Mortgagee and lienholder changes
- Adding or changing a lender on the policy, done the way your agency handles changes, then updated evidence to the lender.
- Special wording
- Additional insured, waiver of subrogation, primary and non-contributory, and project-specific wording, always confirmed with your agency before issue.
- Other ACORD certificates
- Aviation, intermodal equipment and marine certificates when your agency writes that business.
- Rush
- When the job site or the closing can't wait. Rush requests go to the front of the queue.
What we won't put on a certificate or evidence
You decide; we never stretch the wording.
- Amending coverage
- A certificate can't add or change coverage. We send these back to you instead of wording around them.
- Notice the policy doesn't give
- If a holder asks for notice of cancellation the policy doesn't provide, we flag it.
- Evidence that doesn't match the policy
- If the limit, deductible, vehicle or property a lender asks for isn't on the policy, we ask you first. Evidence never shows coverage the insured doesn't have.
- Restricted wording
- Some states restrict what can go on a certificate. Those requests always go to your agency.
